Can you hold a place before I apply?
We rent on a first-come, first-served basis once a completed rental application and required fees are submitted. To protect owners and other applicants, units are not reserved without an approved application and paid fees; if a short hold is possible, we’ll document it in writing and require a deposit. Applying promptly gives you the best chance to secure the home. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
Move-in costs vary by property. Typically tenants pay the first month’s rent and a security deposit before move-in; some properties also require last month’s rent. Exact move-in amounts and payment methods are disclosed in the listing and lease so there are no surprises. -
How old do you have to be to apply?
Applicants must be legally able to sign a lease, which is generally 18 years or older. If a minor cannot legally sign, a qualified cosigner will be required. -
Is the deposit refundable?
Security deposits are generally refundable if the unit is returned in good condition, accounting for normal wear and tear, and all lease obligations are met. Deductions may be made for unpaid rent, damages beyond normal wear, or necessary cleaning. We provide an itemized statement and refund per applicable state timelines. -
Who needs a cosigner?
A cosigner may be required when an applicant does not meet income, credit, or rental history standards. Cosigners must meet our financial qualifications and sign a guarantor agreement to assume responsibility if the tenant defaults. -
You have a property I want to rent. How do I apply?
Apply online or in person with a completed application, application fee, photo ID, and proof of income (pay stubs, bank statements, or employment verification). We perform tenant screening to protect owners and maintain high-quality occupancy. Submit your documentation quickly so we can review and communicate next steps promptly. -
How do I pay rent?
Rent payments are typically accepted through our secure online tenant portal (ACH/auto-pay preferred), or by check/money order where allowed. Payment options and due dates are specified in your lease. We provide receipts and transparent records for tenant and owner visibility. -
I want to get a pet. What should I do?
Review your lease and contact management before bringing any pet home. Pet policies vary by property; many units allow pets with an approved pet addendum, refundable pet deposit, and/or monthly pet rent, and may include breed or size restrictions. Service and emotional support animals are handled in accordance with fair housing laws and require appropriate documentation. -
I want to move out, but my roommate wants to stay. What should I do?
Leases usually hold all listed tenants jointly responsible for the lease term. If a roommate wishes to remain, they must qualify on their own and be approved by management, or the parties can seek an approved replacement tenant. Management can prepare a lease assignment or release only after proper screening and written agreements are completed. -
My lease expiration is coming, and I want to move out. What should I do?
Check your lease for the required notice period (commonly 30–60 days) and submit your written intent to vacate by that deadline. Schedule a move-out inspection, return keys, provide a forwarding address for your deposit, and follow the move-out checklist to avoid charges for cleaning or repairs. -
Who is responsible for paying for repairs & maintenance requests?
We coordinate routine and emergency maintenance to protect the property and occupant safety, and we do not add hidden markups to repairs. Tenants are responsible for damage caused by negligence or misuse. Report maintenance requests promptly through the tenant portal or designated contact so we can address issues quickly and preserve the asset.
